Don`t know if you`d call this a boutique hotel but it has some startling decor; all good. We were upgraded to a suite without even asking, the nicest room I have ever stayed in. Breakfast was good; any shortages were replenished on asking.A separate menu was available for off buffet options, good if one was prepared to wait a good ten minutes for the food. Nice intimate bar and lounge area with fab lighting. Staff all friendly and helpful; our bags were taken to our room while we were away shopping! Only downside is it is fairly noisy on the street in the early hours what with the trams ding dinging and early morning drunken revellers shouting. We has our window open a couple of inches due to a hot evening, another time we would close it and have the kindly provided fan on.We would return but perhaps a standard room would pale in comparison to the suite

Just needed an overnight stay for wedding but was delighted with the hotel. Great room with lots of space, generous and good breakfast and warm friendly and helpful staff.

Room was very good for a 1 or 2 night stay because it had very little wardrobe space. We were on the top floor and as my wife is asthmatic and there was no lift this was a bit of a problem. However the staff were excellent and the breakfast was most enjoyable. Would stay there again if we could get a room near the ground floor

Enjoyed a very comfortable night in this lovely hotel. Great location just behind Princes Street. Staff couldn`t be more helpful and friendly. Fab big room with a double bed each and nice modern bathroom. Great choice of breakfast cooked to order. Would definitely stay here again.

Hotel ideally situated for both Bus and Train Stations (Waverley), plus Edinburgh Playhouse Theatre is at the end of the street. Few minutes walk to main shopping on Princess St. Friendly, welcoming staff. Most enjoyable stay.

Central location, very handy from the train staton. Hotel of period features with a boutique twist. We stayed in a spacious room with a view. Well worth the stair climb. Comfortable beds, nice bathroom, good shower. Trendy bar and excellent breakfast. The staff were friendly and very accomodating. We stayed here for a weekend break and will defintately return.

Disappointed with initial room as it was small and unpleasant smell i n bathroom After 2 moves eventually were given a beautifull room and if we`d had that on arrival I`d have had a better impression. Storage in all rooms was very limited. Hotel was in a great location and decor was superb. A pity so much effort and money put into the public areas and more attention to detail in the rooms would have made it a great hotel

Road works for laying of tram lines immediately outside hotel have been in progress for a long time and naturally cause disruption and noise.

Had a lovely stay in a standard room that turned out to be impressively large. Will return.

We found the hotel staff to be helpful. The breakfast was of a good standard with plenty of choice from fruit to fish. Room was good if a little on the crampt side however it was of a good standard with a large tv and wifi. All in all an enjoyable stay. Would recommend.

Rooms spacious clean and comfortable,staff very helpful and cheery

We had a room overlooking the main road and the road works involving the tram system were obstrusive especially when continuing on both Sat and Sun. Also, on Sat night the noise from people leaving clubs and bars was very obtrusive. Not much the hotel can do about this but a room at the back (where our 2 children had a twin room with no noise) would have been preferable.

Lovely place to stay, very central, room and facilities were excellent. Food great, staff all polite and helpful especially James who came out to meet us when we got a little lost due to road works. Well done James and thank you!

Hotel was great value, room was small but very clean - superb view. Very friendly staff and great location made up for the fact that the booking agent had failed to contact the Hotel regards our request to be on a lower floor due to age of guests in our party (no lift). We would go back to The Place Hotel, but would not use HotelDirect again!!

We was on the ground floor so could hear a few people also hotel direct gave wrong checking in and out time but overall lovly hotel and would stay here again.

This hotel is to be highly recommended.When we arrived, Robbie one of the staff took us to the car park and carried our luggage to the hotel. Both Robbie and the receptionist, Gemma were extremely helpful and friendly. The accommodation was very clean and comfortable. Pre-theatre evening meal was really good value and a pleasure to eat! Plenty of choice for breakfast and again, extremely edible. Bar staff were also very friendly and helpful. The only draw back was that there is no lift so may pose a problem for some. All in all, an excellent hotel and we will return. Many thanks.

Had room 3423 the view was wonderful Breakfast good would certainly visit again
