Our room was good and we enjoyed our stay but the hotel has a few problems that need sorting. eg lifts/ice machine out of order. The reception was poorly staffed & not particularly helpful. For a similar price we have stayed in much better hotels in Edinburgh and I would not recommend this hotel to my friends.
We were disappointed with this hotel. Reception was understaffed and unhelpful. The room was `tired`. Mould in bathroom/broken fittings/no bedside cabinet. Hotel facilities poor - one lift not working/ice machine not working/no internet facilities available/ 3 Tvs in inhospitable bar. For the price we paid, we expected much better.

We only stayed for 1 night, I would have loved to stay longer. The hotel staff were really friendly, breakfast was nice with plenty of choice, location perfect for what we wanted to do.
didnt stay at king james hotel because they overbooked the rooms so we had to stay elsewhere.............which was very good
Very nice hotel. Shame wifi is not included in the room price - even B&B`s include it nowadays.Room 418 had a seal missing from the shower screen and consequently made a puddle on the floor - obviously been like this for some while as the bath panel had a lot of water damage. The meals were excellent and the staff very friendly but professional.
Excellent hotel - room and breakfast first class - only setback is view from back rooms, awful !
For such a high standard of room we were surprised there were no tea making facilities in the room itself.

Great stay and had first class service and great food.
I was most surprised to have to afford the £15 per night parking fee. Otherwise, good location, good breakfast at good price as well as pleasant staff and waitress service.
In general the hotel was clean and tidy and in a good location but the matress on our bed was badly stained. Not a geat problem with clean sheets but when the sheet moved then the stain were visable. Staff were friendly and helpfull.
milk not replaced or towels re-hung.Large bar a little souless, but staff pleasant.
My wife and I would like to thank all the staff for being so warm and helpfull. We also found the location of the Hotel was perfect for shopping and sight seeing, especially as we are both retired and walking any distance isn`t one of our strong points. Hope to visit again.

As always enjoyed our weekend at Edinburgh despite the snow! This was our second stay at the Hotel and everything was excellent.

The room was clean and well kept. The staff were helpful and the location of the hotel was first class. This hotel is great value for money and the breakfast is a must. We will use this one again when we visit the City again.
Pleasant stay very good location with easy parking next door, Fairly standard room, it was OK but expensive more because of the location than the quality. We could walk around the city from here which was why we booked it.

Good hotel with nice bar/restaurant and in a very central location for all attractions. The only disappointment was that my double room was very small whereas others lloked large and spacious.
first time we have stayed there - very clean and new-looking, able to park right outside, breakfast delicious, staff very helpful, beds very comfortable - could not fault it during our stay - we will definitely stay there again next time we are in Edinburgh
We found the King James to be a very friendly place to stay. It`s location makes it easy to travel to anywhere around Edinburgh.The staff went out of their way to accomodate us. Truly a great Scottish experience. We would recomend this hotel to anyone. Thanks for making our trip more enjoyable.
the room was dirty in places, ie bathroom and window corners.paper was peeling off the bedroom wall. the tv was broken.however the breakfast was good.
Overall the hotel was lovely - the entrance is stunning, reception staff efficient. We were able to check in ahead of `check-in` time so they were very accomodating. Room was lovely, though spare towels kept hidden in cupboard (FYI). We booked a double room, and although it is standard practice to push two single beds together, there was a considerable dip which made it an uncomfortable sleep if you rolled over to the middle. The bar was lovely and service great. Breakfast too was fantastic - lots to choose from and very tasty. Friendly staff here too. Downsides - bedroom was facing main street which meant it was a bit noisy at times with sirens going past but it didn`t seem to last too long into the night, once pubs closed it was quiet. TV signal was awful so couldn`t watch the news or a film.
